Full title and description
Organization and digitization of information about buildings and civil engineering works, including building information modelling (BIM) — Information management using building information modelling — Part 3: Operational phase of the assets. This part specifies information‑management requirements and a management process to support the operational (in‑use) phase of assets using BIM and related digital information exchanges.
Abstract
ISO 19650-3:2020 defines requirements for information management in the operational phase of assets, including the exchange, handover and maintenance of asset information using Building Information Modelling (BIM) principles. It applies to organizations of all sizes and asset types and describes how to establish and operate an Asset Information Model (AIM), manage information delivery for in‑use assets, and maintain information quality, security and long‑term usability throughout operations.

Scope
Specifies requirements for the information management process to support the operational phase of built assets, and the exchanges of information within that phase, when using BIM. The standard covers asset information requirements, the creation and use of the Asset Information Model (AIM), information handover from delivery teams, ongoing information updates during operation and maintenance, and arrangements for information security, retention and access. It is applicable to all asset types and to organizations involved in asset operation, either directly or via delegated parties.
Key topics and requirements
- Establishing Asset Information Requirements (AIR) and defining information deliverables for operation.
- Creation, acceptance and use of the Asset Information Model (AIM) for in‑use assets.
- Processes for information handover and commissioning from delivery teams to asset managers.
- Roles and responsibilities for information management during operation (owner, asset manager, information managers).
- Information exchange procedures, status and approval (including use of a Common Data Environment, CDE).
- Quality, validation and verification of operational information and metadata.
- Information security, confidentiality classification and access controls appropriate to operational needs.
- Retention, update cycles and lifecycle management of asset information to support maintenance, safety and regulatory compliance.
Typical use and users
Used by asset owners, facilities and asset managers, operations and maintenance teams, BIM/information managers, FM software providers, consultants and contractors involved in handover or ongoing information provision. Public authorities, estate managers and organizations responsible for long‑term maintenance, safety and regulatory compliance also use this standard to define information obligations and exchange processes during the operational life of assets.
Related standards
ISO 19650 is a multi‑part series. Closely related documents include ISO 19650-1 (concepts and principles) and ISO 19650-2 (delivery phase/project information management). Other related parts include ISO 19650-4 (information exchange) and ISO 19650-5 (security‑minded information management); national/adopted versions and regional harmonizations (for example EN/BS/AS adoptions) also exist and are commonly used alongside ISO 19650-3.

FAQ
Q: What is this standard?
A: ISO 19650-3:2020 is the part of the ISO 19650 series that sets out requirements and a management process for information management during the operational (in‑use) phase of built assets, using BIM principles.
Q: What does it cover?
A: It covers defining asset information needs, creation and stewardship of the Asset Information Model, procedures for handover and ongoing updates, roles and responsibilities, information quality, security and retention for operational use and maintenance.
Q: Who typically uses it?
A: Asset owners, facilities managers, operations and maintenance teams, BIM/information managers, contractors and consultants involved in handover or providing ongoing asset information, plus software vendors and public sector organizations managing estates.
Q: Is it current or superseded?
A: ISO 19650-3:2020 is the published first edition (2020) and was reviewed/confirmed by ISO in 2024; it remains the current version unless superseded by a later ISO revision or replacement.
Q: Is it part of a series?
A: Yes — it is Part 3 of the ISO 19650 series on information management using BIM. The series includes Part 1 (concepts/principles), Part 2 (delivery/project phase) and other parts addressing information exchange, security and health & safety information.
Q: What are the key keywords?
